Unit Air Conditioning Policy

Member/Residents may install and use during yearly warm weather seasons, window Air Conditioning Units, according to the following guidelines. The first step is to visit the OTIT Property Manager to discuss details.

Guidelines:

  • Member must complete and sign an AC Authorization form for the current year the AC Unit is to be installed and used. (Must be completed every year before installation.)
  • Only AC Units designed and marketed for home window installation and use will be permitted at this time. Window AC Units must be in good working order and not altered in any manner form the original (less any maintenance, repairs or filter replacements).
  • No alteration to any OTIT exterior or interior building surface, or window surfaces are permitted to allow installation of a Window AC Unit.
  • The AC Unit must fit the selected window and installed correctly to manufactures directions and/or OTIT’s directions (via OTIT Property Management representative). A proper/appropriate installation kit should be used to seat and seal the AC Unit in window space. Other materials such as blankets, rags, clothing, etc., may not be used to seal AC unit in window.
  • The AC Units back end (outside) must tilt the appropriate degrees down and outward so that the moisture removed from the residence air during the cooling process is discharged outside the building at the appropriate discharge point of the AC Unit.
  • The AC unit must plug directly into the nearest electrical outlet for the chosen window. No extension cords are permitted. [Electrical Fire Hazard issue.]
  • Installation of AC unit done by anyone other than an OTIT selected/approved installer, must be inspected after the installation has taken place, by OTIT through a selected representative of the cooperatives Property Management office. Installation costs incurred as a result of a request by a member to the OTIT office for assistance in installation, removal and/or adjustments, are the sole responsibility of the member and are not deductible from members monthly carrying charges.
  • For reasons of Historical Designation restrictions imposed by the city, and Falling Hazard/Safety issues of non-permanent objects placed in overhead areas of an exit area, Window AC units are not permitted in the following windows on the front/16th street facades of OTIT buildings: the inside bay window (nearest building front entrance), and the front façade, kitchen windows on floors 2 and 3 of buildings 728, 732, 736, 740.
  • East/west building side windows, and most rear building windows may be used for AC Units as long as it is not the designated Emergency Exit for that room. [Emergency Exit/Fire Safety issue]
  • In residences with a window(s) overlooking a rear of building porch, a unit may be installed but an appropriate collection container for AC water discharged must be used and emptied on a daily basis (to discourage mosquito breeding).
  • AC Units may not be installed in windows before April 30 of every year, and must be removed from window no later than October 15th of the same year. If not removed by this date, OTIT reserves the right to remove said AC unit and charge back to the member(s) the cost for that removal.
  • AC Units must be stored properly in a basement storage area designated for the members residence. Window AC Units may not be stored between seasons anywhere inside the residence (including closets) or in other basement areas identified as Emergency Escape Routes or Laundry Rooms.
  • OTIT reserves the right to instruct removal of, or remove Window AC Units no in compliance to this policy and/or its guidelines anytime during the year. Any cost incurred by OTIT’s removal of designated unit are the responsibility of the member responsible for the AC Unit.
  • Member/Resident is responsible for all damages to OTIT property, associated repair/replacement costs, and any other applied costs as a result of installation, improper installation, use or misuse of Window AC Units installed on OTIT property.
