Unit upgrades

  1. Painting
    1. Members are welcome to paint the walls of their units.
    2. Old Town In Town will supply members with paint in co-op selected basic colors. 1)
    3. Members may choose their own colors but must purchase their own paint.
    4. Members are responsible for purchasing all painting materials (with the exception of co-op provided paint).
    5. Painting any surface other than walls must be pre-approved in writing by the Board of Directors.
    6. Painting may be done by the member or by a professional painter hired by the member. However, the member is responsible for any and all damage.
    7. Member is responsible for cleanup, disposal, and any damage from painting including spills and drips.
    8. Members that choose to purchase and paint with their own colors are strongly encouraged to keep some of the color on hand and leave some when vacating for touch-ups.
    9. Old Town In Town reserves the right to charge any member for any necessary painting, touch-ups, repairs, or clean up resulting from a member’s decision to paint.
    10. Painted surfaces will be inspected at time of unit transfer. See Unit Turnover policy.
  2. Unit upgrades/alterations
    1. All unit alterations (including fixtures), with the exception of painting the walls, must be approved in writing by the Board of Directors.
    2. Member must submit a Unit Upgrade Form.
    3. Board of Directors will have 60 days to approve or deny the application.
    4. For requests deemed by the Board to be necessary for livability, the Cooperative standard will be provided. The Board may be petitioned for additional contribution on a case-by-case basis. Board may approve cost-sharing of up to 50% beyond the cost of the Cooperative standard. 2)
    5. Any upgrades funded in whole or in part by the co-op will remain sole property of the co-op.
    6. For all approved upgrades, maintenance will inspect the work to ensure that it conforms to the application as approved. If it does not conform, member will be required to cause the alteration/improvement to conform to the approved application at member’s own expense.
    7. Any upgrade/alteration made without board approval will be considered damage and will be fixed and charged to the member.
  3. Appliance upgrades
    1. In the event that a replacement is scheduled for an occupied unit, the member has the option to upgrade from the cooperative standard. The member would pay the difference between the cooperative standard and the upgrade.
    2. Any upgrades funded by the co-op remain property of the co-op.
    3. Members may opt to buy their own appliances. The co-op will store the existing co-op-owned appliances, but in the event of limited space, member may be assessed a storage fee.
  4. Members are encouraged to make requests to upgrade items which are below required livability standards. Refer to Maintenance policy.
  5. Members may at any time request a “move-out” inspection based on the Move-Out Checklist, to help them maintain their unit at required standards.
