Member must complete and submit to the office the Air Conditioner Rules Acknowledgement form for the current year the air conditioner unit is to be installed and used. (This must be completed each year before installation.)
Only air conditioner units designated and marketed for home window installation and use will be permitted. Window air conditioner units must be in good working order and not altered in any manner from the original (less any maintenance, repairs, or filter replacements).
No alteration to any Old Town In Town exterior or interior building surface or window surfaces are permitted to allow installation of a window air conditioner unit.
The air conditioner unit must fit the selected window and be installed correctly to manufacturer’s directions and/or the direction of Old Town’s property management representative.
A proper installation kit should be used to seat and seal the air conditioner unit in the window space.
Other materials such as blankets, rags, clothing, etc. may not be used to seal air conditioner unit in window.
It may be necessary to use a mount in the window sill so that air conditioner unit clears outer storm window.
Air conditioner window units must tilt the appropriate degrees down and outward so that water condensation runs away from the building. (see Figure 1)
Members may be required to take measures to divert dripping condensation away from buildings, window sills, and the air conditioner units of members on lower floors.
The air conditioner unit must plug directly into the nearest electrical outlet for the chosen window. No extension cords are permitted. (This is an electrical fire hazard.)
Window air conditioner units are not permitted in the following windows due to safety and historic district restrictions: (see Figure 2)
All inside bay windows on façade of buildings
Façade kitchen windows on floors 2 and 3 of buildings 728, 732, 736, and 740
East- and west-facing side windows and most rear building windows may be used for air conditioning, unless that window is the designated Emergency Exit for that room.
Air conditioning units may be installed in windows overlooking a rear building porch, but an appropriate collection container to collect condensation must be used and emptied on a daily basis to discourage mosquito breeding.
Air conditioning units may not be installed in windows before April 30 of each year and must be removed from the window no later than October 15th of the same year. If not removed by this date, Old Town In Town reserves the right to remove said air conditioning unit and charge back to the member the cost for that removal.
During the heating season, air conditioning units must be stored properly in a basement storage area designated for the members residence. Window air conditioning units may not be stored between seasons anywhere inside the residence (including closets) or in other basement areas identified as emergency escape routes or laundry rooms.
Resident air conditioner usage should adhere to co-op noise policies (see Noise).
Old Town In Town’s designated property manager may inspect any air conditioner installation for compliance, and may request fixes to or removal of any air conditioner installation that does not adhere to policy.
Member is responsible for all damages to Old Town In Town property, associated repair/replacement costs, and any other applied costs as a result of installation, improper installation, use or misuse of window air conditioner units installed on Old Town property.
